4D BIM adds time to the 3D model: model elements are linked to schedule activities so the construction sequence can be simulated and checked. 5D BIM adds cost: quantities are extracted from the model and linked to unit rates, producing estimates, bills of quantities and cash-flow forecasts that update when the design changes. Some vendors also market 6D for sustainability or facility data, but 4D and 5D are the widely accepted terms.

Navisworks TimeLiner is a good first step: it is included in Navisworks Manage, imports schedules from Primavera P6, Microsoft Project or CSV, and can auto-attach tasks to selection sets for a basic 4D simulation. It has no scheduling engine of its own and limited animation of equipment and logistics. SYNCHRO 4D, Fuzor or BEXEL Manager are better when you need to edit the schedule inside the 4D model, animate cranes and site logistics, track progress in the field or run resource and cost analysis. Many contractors start in TimeLiner and move to a dedicated tool for large or complex projects.

P6 and MS Project remain the scheduling systems of record on most projects; 4D tools import their schedules and link the activities to model elements. Exchange usually happens through P6 XER or XML files, MS Project XML or MPP, or a direct database connection in tools such as SYNCHRO 4D. To keep links stable after a schedule update, keep activity IDs unchanged, use a consistent WBS and avoid deleting and recreating activities. Any changes made in the 4D tool should be pushed back to the master schedule or they will be lost at the next import.

The information requirements should state what the model must contain for quantities: which elements are modelled, the level of information need per stage, the classification system (for example Uniclass 2015, OmniClass or MasterFormat) and the parameters that carry material, type and location. Without these rules, estimators cannot trust model quantities and fall back to manual takeoff.

Building good Model Maps is the main skill that separates fast BIM takeoff from manual re-measurement.

CostX Auto-Revisioning compares a new drawing or model revision with the previous one and highlights added, removed and changed elements, so the estimator only reviews the differences. If quantities change unexpectedly, first check that the drawing scale and calibration are identical between revisions, then confirm that the Model Map still matches the property names in the new model export, and finally check whether the design team changed element types or categories rather than geometry. Keep the previous revision in the project so the comparison report can be regenerated.
