Architectural BIM authoring tools are where the building model is created: walls, slabs, roofs, openings, stairs and spaces are modelled as intelligent objects that carry geometry and data at the same time. From that single model the team produces plans, sections, schedules and quantities, and exchanges the design with structural, MEP and construction teams through native links or open formats such as IFC and BCF. Coordination and checking tools take the discipline models produced in authoring software (architecture, structure, MEP, civil), federate them into one shared model, and test that model for geometric clashes, clearance problems, missing data and rule violations. They are also where issues are raised, assigned and closed, usually through the open BCF format, so that the design team can fix problems before they reach site. Most tools in this category read IFC and native formats, and many now offer cloud viewers and automated checks against IDS or custom rulesets.

A Common Data Environment (CDE) is the agreed single source of information for a project or asset, used to collect, manage and share every information container (models, drawings, documents, data) through a controlled process. ISO 19650 defines four container states (Work in Progress, Shared, Published, Archived), plus naming, revision and status metadata that the CDE must enforce. These platforms sit between authoring tools such as Revit or Archicad and the site, client and operations teams, and they provide the audit trail that contracts and information protocols rely on.

OmniClass is a set of 15 interrelated tables (numbered 11 to 49) covering construction entities, spaces, elements, work results, products, phases, services, disciplines, roles, tools, information, materials and properties. It follows the ISO 12006-2 framework and incorporates MasterFormat (Table 22, work results) and UniFormat (Table 21, elements). CSI publishes and maintains it through an industry consensus process. Access to the current tables is now provided through CSI's licensed digital platform rather than free downloads, so check licensing before embedding it in templates. It is commonly used as the classification field in Revit and other authoring tools in the US and Canada.

The 2020 edition is the latest full edition; CSI has issued updates since through its digital standards platform. In BIM it is used to classify work results (OmniClass Table 22 mirrors it) and to link model elements to specification sections. It is a purchased or licensed product, not free.

OmniClass Table 21 incorporates the same elemental structure with different numbering. The BIMForum LOD Specification is organised by UniFormat.

COBie 2.26 was adopted into NBIMS-US Version 2 in 2011; COBie 2.4 (2015) is based on IFC4, and NBIMS-US V4 now publishes COBie Version 3. It can be delivered as a spreadsheet, as IFC (STEP or ifcXML) or as COBieLite XML. In the UK it was adopted through BS 1192-4:2014, which BSI withdrew in 2022; many clients still require COBie deliverables through their exchange information requirements.

BIM Collaboration Format (BCF) 3.0

IDS is an XML standard for writing information requirements (which entities, classifications, properties, materials and relationships must be present, with which values) in a form software can check automatically. It was approved as a buildingSMART final standard on 3 June 2024 (version 1.0) after a multi-year development involving contributors from 34 countries. IDS is the practical way to make ISO 19650 exchange information requirements and ISO 7817 levels of information need verifiable. Many authoring, checking and CDE tools now validate IFC files against IDS.

Saudi Arabia does not have one overarching national BIM mandate; requirements arrive through contracts and client standards. The Royal Commission for Riyadh City issued the Kingdom's first publicly documented BIM execution standard in 2018 (initially referencing PAS 1192, later ISO 19650), and between 2019 and 2021 NEOM, ROSHN, Diriyah, Qiddiya, Red Sea Global and other giga-project entities issued their own standards converging on ISO 19650-2 with a mandated CDE and structured handover. The Ministry of Municipal, Rural Affairs and Housing has signalled BIM-based permitting, with a 2023 Saudi Building Code clause enabling pilot BIM permit submissions in selected municipalities and a stated direction toward Kingdom-wide BIM submissions later in the decade. A buildingSMART Saudi Arabia chapter is in formation. Some vendor articles claim a MOMRAH-wide mandate from January 2024; this could not be confirmed against an official source.

The Stufenplan Digitales Planen und Bauen was presented by the federal transport ministry on 15 December 2015 and defined a common understanding of BIM with performance levels; since the end of 2020 its Level 1 applies to all newly planned federal transport infrastructure projects. Sector masterplans followed: Masterplan BIM Bundesfernstrassen for federal roads (2021), plans for rail and waterways, and the Masterplan BIM fuer Bundesbauten for federal buildings, presented in December 2021 with a 2022 extension announcing federal trunk-road requirements from 2025. BIM Deutschland is the national centre for construction digitalisation run jointly by the building, transport and defence ministries; it promotes openBIM and operates the free BIM-Portal des Bundes for defining information requirements. It explicitly notes that Mexico has no legal BIM mandate and relies on institutional decisions, and it cites the first Mexican BIM standard, NMX-C-527-1-ONNCCE-2017 (BIM execution plan). Its indicators run to 2026, targeting half of qualifying investment projects designed and built with MIC. No later federal instrument converting the strategy into a general legal mandate could be verified in 2026.

It instructs state contracting bodies to require BIM in construction-related contracts for owned assets from 1 April 2024, phased to 2030 by estimated contract value, with five BIM levels (preBIM, inicial, medio, avanzado, integrado) defined in a levels table across strategy, process, technology and people. CIBIM supports it with guidance such as Fundamentos BIM en la Contratacion Publica and a self-assessment tool.

Level of Development (LOD) versus Level of Information Need (LOIN)

LOD comes from the US: AIA E202-2008 introduced LOD 100 to 500 and the BIMForum LOD Specification interprets them element by element, describing the geometric reliability of a model element at a milestone (with LOD 350 added for interfaces). Level of information need comes from Europe: EN 17412-1:2020, now ISO 7817-1:2024, states, for a given purpose, milestone and actor, the geometrical information, alphanumerical information and documentation required, and ISO 19650 uses this term. The two are not interchangeable: LOD is a scale applied to elements, while level of information need is a structured specification that can be checked, for example with IDS. Related legacy terms include level of detail (UK) and level of definition (PAS 1192-2), which were dropped in ISO 19650.

The maturity wedge drawn by Mark Bew and Mervyn Richards in 2008 defined Level 0 (unmanaged 2D CAD, paper or electronic exchange), Level 1 (managed CAD in 2D or 3D with standard structures and formats, sometimes called lonely BIM), Level 2 (managed 3D discipline models with attached data in a federated model, possibly with 4D and 5D, exchanged through a common data environment) and Level 3 (a single collaborative online model with life-cycle data, called iBIM). The UK Government Construction Strategy of 2011 required Level 2 on centrally procured public projects from 2016, which made the terminology global. The levels have been superseded: ISO 19650-1 describes information management maturity stages instead, and the UK now points to the BS EN ISO 19650 series and the IMI Framework. The terms still appear in older tenders and in other countries' programmes.

BIM Dimensions 3D to 7D

In common usage 3D is the geometric model with attached attributes, 4D adds time and programme information for construction sequencing, 5D adds cost and quantity information, 6D is usually used for facilities management and operational information, and 7D for sustainability or, in some sources, sensor and analytics data. Only 3D, 4D and 5D have broad consensus; 6D and 7D are defined differently by different authors, and some use 6D for sustainability instead. The Information Manager originates in the UK CIC BIM Protocol and PAS 1192-2 as a procedural gatekeeper: it sets up and polices the common data environment, defines information standards and output formats, and manages change control, without design or clash-detection responsibility. The BIM Manager (often called VDC Manager) implements and manages BIM across design, construction and handover, including organisational change and standards. The BIM Coordinator works at project or discipline level: federating models, running clash detection, issuing BCF issues and checking model quality against the BEP. The BIM Modeler (or BIM Technician) authors discipline models and drawings to the agreed standards, while a VDC Engineer typically applies models on the contractor side for constructability, 4D sequencing, quantities and site coordination. ISO 19650 deliberately describes information management as a function that the appointing party, lead appointed party and appointed parties must resource, not as fixed job titles.

Foundation is assessed by a knowledge-based online exam; Practitioner certification builds on Foundation with a further exam plus evidence of applied practice. It is one of the few certifications that tests standards knowledge rather than software skills.
